Mould in homes and buildings
Mould is a fungus usually found in damp, dark or steamy areas, recently flooded areas or in places with poor ventilation. It reproduces by making spores, which migrate through buildings and start to grow in damp or musty areas.
Mould and Health
Mould toxicity largely depends on the type of mould present and how much of it is around. Exposure to large numbers of ‘black mould’ spores, while not particularly dangerous per se, can increase the risk of an allergic reaction leading to breathing issues, eye, nose and throat irritation, wheezing, and skin rashes.
Repeated exposure to large amounts of mould can increase a person’s sensitivity, leading to a worsening of symptoms over time. While mould itself is not toxic, any mycotoxins it creates are. Stachbotrys chartarum, one of the black moulds, can cause fever, shortness of breath and nausea if exposed for longer periods of time.
According to the World Health Organisation, a considerable portion of the world’s 300 million cases of childhood asthma is attributable to exposure to indoor dampness and mould.
Condensation and Mould
Sometimes there is no water leak where mould is growing. Often mould will grow along external walls or in patterns on the ceiling where temperature differences occur on the surface. This is because elevated humidity levels will condense on different thermal areas of a room. This is especially true in bathrooms, kitchens and shower areas with poor ventilation.
Mould Testing
Property Risk NZ uses the latest innovative tools to find the source of mould. With our thermal imaging cameras, we can see areas of wall that have higher-than-usual moisture levels without any destruction to the property. This method of identifying areas of concern saves us time and saves you money. Moisture probes are the next step, allowing us to reliably quantify damp areas before we do more invasive testing.
We can take spore samples using tape lifts and have them analysed by a lab to identify the more dangerous moulds. Our high-speed air monitors allow us to run air spore tests in under 10mins. All our clients receive an accurate, in-depth report and recommendations for remediation.
